Housing was one main requirement in our life. Thus, many issues and problems by today following needs with urged. Nevertheless, various stages had been adopted by government to handle that problem. The measures to handle housing problem is through housing delivery system use build approach mechanism. Apart from that other developer acceptance on that approach and improvement proposal also identified. This study use SP Setia Berhad as questionnaire model. Questionnaire and interview method from structured used as study instrument. This research respondent was housing development company headquartered in Selangor and Federal Territory of Kuala Lumpur. A housing developer list of Real Estate and Housing Development Association (REHDA) achieved and as much as hundred companies selected as respondent based on location was prescribed. Analysis of data made by using Statistical Package for Science Social (SPSS) and translated inside form min, median and mod. The results have found that four mechanism used namely down payment, trade agreement, balance construction period and repayment loan. Through that mechanism other housing developer giving positive reaction and agreed accept it as innovation in housing delivery system. Nevertheless a few improvement proposal should make especially for government incentives and also aspect of the law. In other words 5:95 concept can be used and implemented with our needs of the nation is own further it can minimize nation’s housing issue and problem later.
