Abstract

The process for change management at the design stage in planning phase has emerged as an important area of the construction project. The requirement for change management at the design stage is very important to control the impact of the variation at the construction stage and subsequent effect on the overall performance of the projects such the cost overrun, delay in the project completions, lack of quality and reworks, wastage of materials, conflicts between the parties, etc. What is expected to be executed is what had been designed but different things may occur. Therefore, this research was carried out with the objectives to determine the critical elements and to develop a process model of elements for change management at the design stage in construction projects by using the Interpretive Structural Modelling (ISM) approach. Fourteen elements were identified from the literature and verified by the experts. Using the MICMAC analysis ten elements were identified as linkage variables that showed high interrelationship and interconnectivity between the variables and four elements as dependent variables. The ISM model that was developed using the iteration process analysis showed the interdependencies among the elements and five elements (Finalize Scope and/or Concept of the Project, Verify the Preliminary Design of the Project from the Client, Prepare a Concept Design Proposal and Accept/Audit Concept Design Proposal, Applying Value Engineering and Preparation and Coordination of Detailed Design) at the base of the model were the critical elements for the change management processes at the design stage of the construction project. The finding of the study will help the construction organization to prioritize and manage these critical elements more effectively and efficiently for change management process at the design stage of their construction projects.
