Abstract

Land development process is an important process in the property development sector. However, there are many complications occurred during the process. Even though the National Land Code 1965 is the principle land law in Malaysia, the implementation varies from state to state. This scenario also happened in Negeri Sembilan. Therefore, this study is canied out to discuss the various development methods that were prescribed under the National Land Code 1965. The issues and problems were also discussed in analysis part. From the qualitative analysis of the samples, the problems and issues aroused during the application process such as the imposition of additional premium and the delayed of development approval by the Technical I and I1 Committee Meeting. Finally, various suggestions were proposed to improve the land development application process in Negeri Sembilan. Some of the suggestions are imposition of additional premium at a reasonable amount which considered the land owner backgrounds' and making the development approval process by the Technical I and I1 Committee Meeting within shortage time
