Abstract

Light Rail Transit (LRT) construction is the best transport facility for urban areas to avoid traffic congestion problems, especially in Kuala Lumpur. Aim of this study is to examine the relationship between the construction of LRT and residential properties in Bay Area Rel Transit (BART) station. The study conducted based on two main objectives which is to study the different values of residential properties between BART station and areas not proximate to station and to study the factors that influence property values changes in the BART station. Three areas have been selected as a study area which is Wangsa Maju, Taman Melati and Taman Sri Rampai because this area is an area that experienced growth in housing sector. To achieve the objectives of this study, the authors have conducted interviews with the parties directly involved in the construction of the LRT and housing and the questionnaire was distributed to residents in the area near the LRT station. Feedback and suggestions from respondents were analyzed using descriptive analysis to achieve results. The results were proven that LRT construction assign the positive impact on housing values in area near the LRT station. Through these findings, it can be used as a reference and guide to the parties involved with the development of land in the area near the LRT stations in ensuring that development carried out in accordance with the requirements of the current development.
